State-of-the-art warehouse designed to meet the needs of e-commerce tenants

Port Logistics Realty (PLR), a national industrial real estate development and investment company, today announced it has closed on industrial property within the Great Southwest Industrial Park in Grand Prairie, Texas to develop an 83,125-square-foot Class A speculative warehouse.

Located on one of the last remaining sites in the Great Southwest Industrial Park, the building is designed to meet the needs of e-commerce users featuring cutting-edge technology, an efficient design, ample truck courts and excessive vehicular parking.

“Demand in this proven industrial market remains strong, but there is a limited supply of efficiently sized, high-quality space,” said Rob Huthnance, president of PLR Development. “This project is an opportunity for PLR to apply our expertise in e-commerce building specifications to deliver a state-of-the-art facility that will support e-commerce users’ last-mile initiatives.”

Located midway between Dallas and Fort Worth in the Great Southwest Industrial Park, the site is just south of Dallas-Fort Worth International Airport with access to Interstate 30 and Texas State Highways 183 and 360. According to CBRE, the overall vacancy rate for the 96 million-square-foot submarket is just above 4 percent, placing supply at shortage levels.

PLR plans to break ground on the warehouse in late summer 2016, and completion is slated for the first quarter of 2017.
