Colliers International Announces CLEC Distribution has Leased 27,040 SF at Energy Commerce Business Park in Pasadena, TX

Colliers International is pleased to announce CLEC Distribution has leased a 27,040 square foot industrial building at Energy Commerce Business Park located at 603 E Sam Houston Parkway South in Pasadena, Texas. Robert Alinger of Colliers International represented the tenant in the transaction. The landlord, Clay Partners, was represented by John Simmons, Holden Rushing and Chris Haro of NAI Partners.

CLEC Distribution is a distributor and division of Alliance Laundry Systems, providing commercial and industrial laundry equipment in Texas, Louisiana, Alabama, Mississippi and parts of Georgia and Florida. Alliance Laundry Systems is a leader in commercial laundry sales and product selection. They assist commercial laundries' needs by providing consulting, design, marketing and finance. CLEC Distribution offers both coin and non-coin operated equipment for many industries like hotels, healthcare, laundromats, nursing homes and professional care.

Houston’s industrial market continues to expand, adding 13 million square feet of new inventory in 2019. Currently, there are another 25 million square feet of industrial space under construction, which is approximately 38% preleased. Houston’s industrial market is healthy, with a 6.9% vacancy rate. The East-Southeast Far submarket, where CLEC Distribution will be located, is the largest Houston industrial submarket with 73.5 million square feet of inventory and continues to expand with 4.3 million square feet currently under construction.
