Forging ahead on new business, SCM Real Estate Services has finalized two headquarters leases in Dallas/Fort Worth, added three property management assignments and hired a trio of professionals for servicing day-to-day needs portfolio-wide.
Keller Williams Realty – North Dallas has signed a 24,971-sf long-term lease to relocate its headquarters office to 18333 Preston Rd. The move is penciled for late July.
"We looked at many locations in North Dallas. They focused on this building, which is right next door to their existing office, because it keeps them on Preston Road," says Renee Efimoff, senior vice president of Arlington-based SCM Real Estate Services and Keller Williams' tenant representative.
Keller Williams' lease spans two floors, with 7,391 sf on the first floor reserved for a training center, client conference area and reception desk. The realty group's agents will occupy 17,580 sf on the fourth floor of the eight-story building. Trevor Franke and Andrew Scudder of JLL represented the landlord, Preston North Partners LLC.
In a second headquarters pact, New Millennium Concepts Ltd. has signed a long-term lease for 6,643 sf at 3301 Airport Freeway, Bedford. Efimoff represented the landlord, Leasing on a Jet Plane LLC, in a direct deal. Occupancy is set for July, a move that will bring New Millennium's team together in contiguous space.
"They did an extensive search for expansion space and zeroed in on our building because of its location and quality," says Efimoff, who leases the building for a local entity. The project is located close to the TX 183 and 121 split in the Mid-Cities.
SCM's property management team also has been awarded three assignments, totaling 260,269 sf, in Dallas, Fort Worth and Waxahachie by SkyWalker Property Partners, which manages several investment funds' portfolios. To assist with day-to-day duties, Bianca Jones, formerly with Sterling Investments, has been hired as a property manager and industry veterans Ty Bayless and Manny Mendez as building engineers.
"We often partner with third-party property managers and leasing representatives. Using SCM for these projects is a cost-containment strategy that enables our sister company to expand its team," says Gary Walker, SkyWalker's managing principal.
SCM's new property management duties include Crosspoint Atrium, where an $850,000 lobby
renovation is just wrapping up. The 228,251-sf building is located at 8131 Lyndon B. Johnson Freeway near the junction of US Hwy. 75/Central Expressway and Interstate 635 in north Dallas. Its leasing team is John Dickenson and Mason Pritcher of Holt Lunsford.
SCM also will manage a $7.9-million under-construction medical office project at 5612 Edwards Ranch Rd. in southwest Fort Worth. Noted hand surgeon Dr. Nathan Lesley has teamed with SkyWalker on the 20,000-sf development, of which he has leased 50% of the class A space.
SCM's third management assignment is a 12,018-sf office building at 200 W. Marvin Ave. in Waxahachie. The just-bought building houses a local newspaper that will be relocating within 90 days to make way for a complete renovation for Keller Williams' Ellis County team.
