The California-based Hjortin Family Trust has parted with one of four single-story office buildings in Arlington's Medical District in an off-market transaction with Marketplace Insurance Exchange.
Chris Mendez, vice president of Coldwell Banker Commercial Alliance DFW, represented the seller of the vacant 4,400-sf building at 608 Matlock Centre Circle. Jody Kautz of Re/Max handled negotiations for the buyer.
"The price was right for the seller. The location was right for the buyer," Mendez says. "And, you had two parties eager to do a deal."
The seller had been searching for a tenant to lease the brick structure, situated on a 0.4-acre lot, when Mendez was approached by the buyer's broker. Marketplace Insurance wanted to buy, not lease, and was focused on remaining in South Arlington.
"It went under contract pretty quickly," Mendez says.
The sale is Mendez's third one this year in the Matlock Centre Circle development, a 1980s-era garden office park now being fueled by two nearby major hospitals and Interstate 20. Parks Mall and Arlington Highlands also are close by as is Founders Park's jogging trails, which connect to the 84-acre Vandergriff Park.
The trust's remaining Matlock Centre buildings are fully leased, primarily to medical office tenants. That's the case with the lion's share of the park, where Mendez has sold or leased five of its eight buildings in recent years. He has one more unit available for lease at 623 Matlock Centre Circle.

Freeman Mills PC has leased 4,001 sf of office space in the Oncor Building, 115 W. 7th St., Fort Worth, from Benbrooke Electric Partners. Theron Bryant and Casey Tounget of Colwell Banker Commercial Alliance DFW represented the landlord. Robert Karpman of Karpman Enterprises represented the tenant.
PDQ Temporaries Inc. has leased 3,114 sf of retail space in Northridge Court Shopping Center, 2741 Belt Line Rd., Carrollton, TX, from Zimmerman Enterprises LLC. Casey Tounget of Coldwell Banker Commercial Alliance DFW represented the tenant. Michael Zimmerman of Green Earth Realty LLC represented the landlord.
