Port Logistics Realty (PLR), a national industrial real estate development and investment company, has completed construction of the first building at the developer’s 531-acre Southport Logistics Park.
The new 1.1 million-square-foot, Class-A property is strategically located within the inland port area of southern Dallas County in Wilmer, Texas, approximately 10 miles south of Downtown Dallas, directly across Interstate 45 from Union Pacific’s Dallas Intermodal Terminal, and in close proximity to the third busiest FedEx hub in the United States.
Designed to meet the needs of the world’s largest users of distribution, logistics and e-commerce facilities, the building features cutting-edge design elementsand modern amenities to support the growing demand for Class A space within southern Dallas County’s robust industrial sector.
The cross-dock facility offers state-of-the-art functionality including 36-foot clear height, 570-foot building depth, 185-foot truck court, a 60-foot staging area, 54x50 column spacing, ample truck courts and vehicle parking, and a prime logistics location.
“At over one million square feet, this facility offers a unique opportunity for e-commerce users looking for large, high quality distribution space in one of the fastest-growing logistics locations in the country,” said Rob Huthnance, president, PLR Development. “Combined with the scope and quality of the infrastructure we’ve invested in at Southport Logistics Park, this building is positioned to be a meaningful differentiator for e-commerce companies’ distribution needs.”
PLR is currently underway on phase I of Southport Logistics Park, which includes $22 million in infrastructure investments and a total of five buildings totaling over 3.8 million square feet. The park’s second building, a 400,000-square-foot facility, is under construction and slated for completion in the second quarter of 2017. At full build-out, Southport Logistics Park will consist of 9 million square feet of new distribution and e-commerce fulfillment centers, with up to nine buildings ranging in size from 400,000 to 1.5 million square feet.
