In a testament to the project, the 180,000-sf Twin Creeks Business Center is edging toward 100% occupancy, with one vacancy to fill following the long-term renewal of the first tenant who signed up nine years ago for the class A industrial space.
In an early renewal, Heritage Floors Inc. has re-upped 10,000 sf in Twin Creeks Business Center Building 100 at 1303 N. Watters Rd. in Allen, where its headquarters, showroom and Southwest distribution center are located.
Susan Singer, executive vice president of Dallas-based Bradford Commercial Real Estate Services, and Michael T. Grant, senior vice president and managing partner represent the landlord, Watters Road Investors. The three-building, shallow-bay project was developed in 2007-08 by Bradford for Northwestern Mutual Life Insurance Co.
"Since the market's recovery in 2010, Twin Creeks Business Center filled very quickly and it has historically stayed full," Singer says. "There is limited industrial space in Allen, particularly with 24- to 26-foot clear heights and dock-high loading."
The only vacancy is 31,900 sf at 1305 N. Watters Rd., a 64,000-sf building and the largest of the trio. A 56,000-sf warehouse at 1307 N. Watters Rd. also is filled.
Heritage Floors is one of the largest flooring suppliers in Texas for the commercial market, including tenant finish-out projects. It also has a Midwest distribution center in Indiana, just south of Indianapolis.
"Heritage Floors had planned to stay in Twin Creeks so it was just the right time to negotiate new terms. This location works well for them on all fronts," says Singer, who along with Grant secured the new deal via direct negotiations with the tenant.

Solar Turbines Inc. has renewed 25,756 sf of warehouse space in Falcon Centre, 1707 Falcon Dr., DeSoto. Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord, Owen Bros. Enterprises, in the direct deal.

Branch Banking & Trust Co. has renewed 5,892 sf of office space at 15150 Preston Rd., Dallas. Melanie Hughes, senior vice president of Bradford Commercial Real Estate Services, and Bret Cooper, market director, represented the landlord, ARI Preston LLC, in the direct deal.
